Healthcare Activos, a Spain-based European investment platform specialising in healthcare real estate including hospitals, clinics, nursing homes and rehabilitation centres, has launched a new hospital platform with the acquisition of three hospitals in Portugal and an initial investment target of €800m (US$913m) across Europe.
The new platform is dedicated exclusively to the hospital real estate sector and is launched in collaboration with long-standing institutional investors who are already part of the project. It aims to develop a hospital portfolio in key markets with significant healthcare infrastructure needs, such as the UK, Spain, Portugal, Italy and Ireland.
Healthcare Activos Hospitals will work alongside the leading European operators to develop, expand, and modernise hospital infrastructure to meet growing demand.
The new fund has signed its first acquisition, consisting of three hospitals in Lisbon, Porto, and Albufeira, purchased from a fund managed by Praemia REIM on behalf of French investors, including Icade. The total value of the transaction, including future investments to expand and modernize the assets, amounts to €250m. The hospitals will continue to be run by Lusiadas Saude, owned by the French hospital group Vivalto Santé.
Healthcare Activos has a significant pipeline of opportunities to acquire or develop hospitals with the main European operators under long-term triple net leases adjusted for inflation.
The goal is to invest a total of €350-400m annually, aiming to reach €3bn by 2030.
